-If this is going to be a cash deal: we will need proof of funds to submit with the offer if we find a home you like. We will want this in hand when looking at homes. If we do not have this and we find a home you like we will not be able to submit an offer until we have it. In which time, we may lose the deal and be back to square one.
-If this deal will require financing: we will need to get a preapproval letter before looking at properties. This way if we find a deal we can write up an offer and submit it right away. If we don't have you preapproved and we have to wait a day or 2 to get you preapproved we may lose the deal and be back to square one. Feel free to use your own lender or we can provide you with the contact information for lenders we work with all the time. We recommend you shop around and see who you feel the most comfortable with and who can offer you the best deal on your loan.
